It's a perfect house for a group of 4 friends to share. Each study room has privacy locking and there's a great maintenance-free garden too.
Communal space includes the kitchen (with enough space for a food cupboard each) and a bright airy lounge with comfy leather sofas, dining table and a feature fireplace.
Upstairs there is a bath with independent electric shower over, vanity unit and loo. Downstairs there is a shower cubicle with electric shower, plus basin and loo.
Outside, the garden is landscaped and enclosed with a patio area to the immediate rear of the house (ideal for al-fresco dining) leading on via a paved path to a maintenance-free area containing mature shrubs and an apple tree. Security is provided with boundary fencing and a lockable rear gate.
Cyclists have the facility of an outhouse in the garden.
Central heating is provided by condenser boiler, all bulbs are mostly energy saving, windows are PVCu double glazed. There are electric smoke sensors in all of the rooms plus heat detectors in the kitchen.
Decoratively, the house is co-ordinated in light and airy colours with natural wood finishings. Fittings are all of very good quality.
A non-refundable administration fee of £100 per person will secure the house for the group subject to satisfactory guarantors and references. (NB: time limit for this will apply). The equivalent of one month's deposit is required prior to moving in. Any questions, please ask!
If you'll be second year students from July 2016, consider the option of enjoying this house until you finish your course in 2018. The current students (and many previous ones) have appreciated not having to move after one year, particularly those whose work placements have run into July or August. (If this option is of interest to you, please mention to landlord when you meet).
